The Creston Valley Housing Corporation has shared the preliminary design for the mixed-use childcare and residential development at 1501 Cedar Street.

The 110 childcare spaces facility will serve children across all age groups, including infants, toddlers, pre-school children and provide before and after school care for elementary students.

The facility includes dedicated indoor learning spaces as well as outdoor play areas. The facility has been designed to meet provincial standards and support the long-term childcare needs of families throughout the region.

Above the childcare area, will be a residential building with a mix of one, two and three-bedroom rental units, intentional designed to accommodate a variety of households.

The residential units will operate as market rental housing, CVHC says. They are not intended toto be subsidized or low-income rentals. The goal is to increase overall housing supply within Creston, while at the same time creating a sustainable financial model.

The preliminary design features residential units with private balconies, dedicated residential entrances, and a building layout intended to balance functionality, livability, and community integration.

Parking for the apartments will be a combination of on-site parking and further spaces across Cedar Street. This will accommodate both the residential and childcare use parking requirements.

The childcare component is funded by a provincial grant program, while CVHC finances the residential portion through long-term borrowing.

The Corporation says they will not be releasing the overall construction budget at this time, as maintaining confidentiality during the pricing and procurement stage helps ensure fairness as contractors and other partners submit cost estimates.

The CVHC has engaged Michael Lewis as Project Manager and he has been working with the Board for the past year on the planning and design process. Lewis has more than 20 years of construction industry experience.

CVHC said in a media release that the Board is encouraged by progress to date and looks forward to advancing the project through detailed costing, approvals, procurement, and construction planning.

“This project represents a significant investment in our community’s future. By bringing together childcare and housing in one thoughtfully designed development, CVHC is helping to address two critical needs that impact families, workforce attraction, and community growth.” said Councillor Denise Dumas, Chair of the Creston Valley Housing Corporation.
